Keller Logistic

When Keller Logistic began developing a new logistics centre in Sânpaul, Romania, the objective was clear: to create a facility that would operate reliably for decades while keeping operating costs under control.

To achieve this, more than 15,700 m² of Kingspan insulated panels were selected for the building envelope.

By combining high-performance Q-Minibox systems with thicknesses of 150–200 mm with lightweight N-Mini-Micro Profilation panels with a thickness of 100 mm, the facility maintains a stable internal climate, significantly reduces energy consumption and provides the strength required for a high-traffic logistics environment.

The technical solutions speak for themselves – but it is equally important to hear the perspective of the investor responsible for the facility’s long-term success. We spoke with the investor from Keller Logistic, who shared the key factors behind their decisions and their experience of working on this project.

  1. What attracted you to Kingspan as an investment opportunity?
    We chose Kingspan because of its extensive experience in delivering large-scale projects. In addition to its strong reputation, we were also attracted by the guarantee of technical performance: a logistics facility with outstanding airtightness and energy efficiency. Furthermore, our cooperation of more than 20 years has confirmed the long-term reliability of the solutions Kingspan provides.

  2. What were the key factors that led you to include Kingspan products in the project?
    We focused on finding the optimal solution from a technical, financial and operational perspective. In a high-bay refrigerated warehouse, energy and maintenance costs are critical. Thanks to their performance, Kingspan products help reduce these costs and integrate easily with warehouse automation systems.

  3. What do you consider Kingspan’s main competitive advantage?
    The greatest advantage lies in the combination of specialised technical support and the adaptability of its products to the complex requirements of modern projects. Kingspan does not simply supply panels; it provides complete solutions designed to work optimally with the automation and digitalisation technologies we use in the warehouse.

  4. How would you rate your cooperation with the Kingspan team from an investor’s perspective?
    The cooperation developed into a strategic partnership, with continuous technical involvement and availability to resolve any challenges that arose during the project quickly.

  5. Do you have experience communicating with management? If so, what has that experience been like?
    Yes, I do. I communicate with the local management team in Romania on a daily basis, and I believe the management has consistently supported us throughout this project.

  6. How would you rate your cooperation with the Kingspan team from an investor’s perspective?
    Very highly. Projects of this complexity – involving fully robotic and automated zones – require complete transparency and constant communication. Kingspan consistently demonstrated these values.

  7. How important is sustainability within your investment portfolio?
    Sustainability is a central pillar of our projects. We selected top-tier energy solutions, installed a photovoltaic park and implemented a CO₂ refrigeration system, significantly reducing our carbon footprint. At the same time, through automation and digitalisation, we optimise the use of energy and human resources, making the project more efficient and environmentally responsible.

  8. How do you assess Kingspan’s approach to ESG (Environmental, Social and Governance), carbon neutrality and the environment?
    Kingspan is aligned with ESG standards, which is a strong argument for us as investors. Its products directly contribute to creating a future-ready warehouse with low energy consumption.

  9. Do you consider Kingspan a leader in sustainable construction solutions?
    Yes. Kingspan is positioned as a European leader, both through its innovative products and through their integration into complex projects where sustainability and automation go hand in hand.

  10. Was sustainability one of the deciding factors in your investment?
    It was a key factor. The Keller project was designed to serve as a model of efficiency and sustainability, translating into low operating costs and long-term competitive advantages.

  11. How do you assess Kingspan’s ability to innovate and adapt to the market?
    Its capacity for innovation is high. Kingspan solutions integrate naturally into automated and digitalised projects, meeting the modern requirements of the logistics and food industries.

  12. What message would you give to other investors considering investing in companies focused on sustainability and innovation, such as Kingspan?

Successful projects are built on strong collaboration. After hearing from the investor, we also spoke with the architect to learn how design choices, technical requirements and aesthetic considerations came together to create a facility that performs as well as it looks.

  1. Could you briefly describe the project you worked on with Kingspan?
    The project developed for DEPO MURES ALIMENTE represents one of the largest and most advanced investments in robotic cold-storage logistics in Romania, creating a facility that redefines standards of efficiency and technology in this field.

As General Designer, HOUSE DESIGN was responsible for coordinating a project intended to meet the highest technical requirements. The main objective was to construct a fully automated 36-metre-high high-bay warehouse (HWB), with a volume of 100,000 m³, capable of operating at a constant temperature of -27°C while maintaining minimal operating costs.

To achieve such exceptional performance, we needed a building envelope capable of guaranteeing outstanding thermal insulation and excellent airtightness. The solutions provided by Kingspan, including almost 11,600 m² of cold-store wall and roof panels, fitted perfectly with this vision, as they were essential to achieving the facility’s physical performance and supporting the overall energy management strategy of the investment.

2. What led you to use Kingspan products or solutions for this project?
In all honesty, given the performance required by the project, we did not have many options. When your number-one priority is minimising energy costs in a facility operating at -27°C, you need insulation you can trust completely. We were already familiar with the quality of Kingspan products and knew they could provide the technical assurance we needed – excellent insulation and, above all, outstanding airtightness. It was a decision based on safety and performance.

3. Which Kingspan solution or product did you use, and why?
For the large high-bay warehouse, we immediately chose 200 mm cold-store panels with an IPN/QuadCore core for both the walls and the roof. At temperatures like these, there is no room for error – every loss of cold air results in significant costs. These panels provided us with the best thermal barrier.

For the logistics facility, we used a more varied combination of solutions: 100 mm QuadCore panels for the façade and 200 mm panels for internal deep-freeze chambers. In practice, we selected the right solution for each individual area.

4. How important was the technical support or expert advice provided by Kingspan?

It made a huge difference. Having a good product on paper is one thing; having someone from the manufacturer working alongside you to help with solutions and technical details is something entirely different. For a project this complex, the expertise of the Kingspan team was invaluable. They helped us select the right solutions and ensured that the installation details were correct so that we could achieve the performance we wanted.

5. How important was sustainability in the planning of your project?
For us, sustainability in a project like this primarily means efficiency and low operating costs. That is ultimately the logic of the business. So yes – it was essential. We viewed everything as one integrated system: a high-performance building envelope that reduces energy demand and a 7,000 m² photovoltaic park that generates green energy. Together, these two elements make the warehouse a model of efficiency and responsibility.

6. How would you describe your cooperation with the Kingspan team during construction?
The cooperation was excellent and developed into a genuine partnership rather than a simple supplier–customer relationship.

Throughout the project, the Kingspan team demonstrated exceptional agility, providing fast and effective technical support. Any uncertainties or specific technical details were addressed professionally, ensuring that both the design and installation were completed to the highest standards.

7. Were you satisfied with the result, both technically and visually?
Yes, absolutely. We are extremely satisfied with the final result, which accurately reflects both our vision and the investor’s vision.

8. Do you plan to use Kingspan solutions on other projects?
Yes, of course. When a collaboration works well and the product is of high quality, it is natural to want to repeat the experience. For future projects where energy performance will be a key requirement, we will definitely consider Kingspan as our first choice.

9. What would you recommend to other architects considering the use of Kingspan materials?
My advice to colleagues would be not to hesitate to ask for all the technical support available to them. The product itself is very good, but the real value comes from also making use of the expertise of the team behind it in order to identify the best possible solution. Speaking with them can help optimise many aspects of a project. They should be viewed as partners, not simply as suppliers.
